The property market in Cornwall has picked up gently since we moved into Summer. There are still more buyers than there are properties available in some parts of the Cornish market but buyers are still cautious and not prepared to compromise.

A very high proportion of current potential buyers are cash purchasers, not needing to raise funds to complete the transaction. As a result of this it is no longer enough to be a cash buyer if thereĀ is more than one offer on the table.

The market in Cornwall is at its busiest between June and September and this year is no exception. Many sellers hold back marketing a property until the holiday makers arrive as this substantially increases the number of procedable potential buyers.

In this market it is vital to have as much information as possible about the vendor/property before entering into negotiations. Don’t forget the estate agent is employed to get a sale at the best possible price for their client and will be keeping that in mind when giving you guidance.
